General Body Meeting of the society is conducted every year. The minutes of the meeting is shared to the members.
A cooperative society is a self-governing organization of individuals who voluntarily come together to fulfill their common economic, social, and cultural needs and aspirations through a collectively-owned and democratically-controlled enterprise.
Our cooperative society membership is open to all residents of Karnataka, with a low membership fee to ensure accessibility to all who wish to join and benefit from cooperative societies. However, any member who wishes to leave the society may do so freely.
Housing cooperative societies are governed by the Karnataka Co-operative Societies, with model bye-laws drafted for housing societies that must be adhered to. The general body, made up of members, holds annual general body meetings, and associate members, who are not entitled to attend general body meetings, can also be registered.
Previously, developers could only acquire land from the government and not directly from farmers. However, farmers can now sell their land directly to developers after converting the land and obtaining approval from the land conversion authority, stating that the land is unsuitable for cultivation. After the layout plan is approved by the BMRDA, developers can begin development work and collect development charges from the society to fund the project’s infrastructure, such as roads, drainage systems, and civic amenities.
Sites are allotted on a first-come, first-served basis to members and associate members of the society based on the time of payment. The ROS finalizes the seniority list. The first two installments made by members/associate members are used to procure land, while the third and fourth installments are used for project development. After development completion, sites are registered based on allotment. Site registration charges are based on the then-current government registration fee and are the responsibility of the individual member or associate member to whom sites are allotted.
